Refurbishment of existing boarding house on both the ground floor and first floor to include bedrooms, dining room, offices, WCs, new plant room and significant fire protection improvements.

Coulson Building Group was appointed as the main contractor through a Pre-Construction Services Agreement (PCSA) to collaborate closely with the project and design teams during the preliminary preconstruction stages. Following an open-book approach for the second-stage costs, we were subsequently appointed to deliver the summer refurbishment works at Farleigh Boarding House.

The works encompassed both the ground and first floors. A key element of the project involved significant structural alterations to the dining room, creating an open servery area to streamline meal service operations. Across both floors, all bedrooms were fully refurbished with new flooring, furniture, vanity units, heating systems, and decorative finishes. Additional rooms were formed to ensure each pupil had their own bedroom. Corridors were redecorated throughout, with cladding installed to enhance the aesthetic and feel of the long spaces. Furthermore, a new modern plant room was introduced to meet the building’s heating and water requirements efficiently.

The project was delivered under an extremely tight programme to ensure completion before pupils returned from their summer break. Through extended working hours, meticulous planning, open communication, and close collaboration with the project team—alongside leveraging our experienced and efficient supply chain (Joinery and MEP specialists familiar with education projects)—we successfully handed over the entire project on schedule.
