Conversion of an old office block into 11 bedroom independent apartments including associated external works and dormer extensions.

Coulson Building Group were appointed as main contractor to carry out the refurbishment and conversion of a city centre office block into 11 studio and one bedroom apartments.

Chartwell House was originally an office block that was spread over three floors with parking facilities to the rear.  The client came up with the ambitious plan to develop the once commercial office block into high end residential apartments within the city centre under permitted development rights. The project commenced with the strip out of all fixtures, fittings, m&e, walls and ceilings taking the building back to the basic structure. To form the new apartments we installed new drainage to the ground floor, screed and insulation to both GF and FF, full height partitions to form the fire compartmentalisation to each apartment, full M&E fit out of which was designed and installed by Coulsons, high end floor finishes throughout, internal doors, ceiling finishes and magnet kitchens along with all the appliances. A new steel and glazed structure was installed for balconies and dormer extensions were installed to produce additional space on the top floor. There were very minor external works mainly consisting of cleaning and a small amount of landscaping.

Within the new apartments they had a bedroom with a built in wardrobe, modern shower room, sleek and contemporary open plan kitchen that  adjoined the open plan lounge and dining room and a parking place for each apartment owner.

We managed to complete a couple of show flats to assist the sales of the property for the client. Overall the project was a huge success with sales and was completed on time and within budget.
