Comprehensive refurbishment and retrofit of a Grade II listed property to create nine student apartments across two buildings, including the decommissioning of existing gas infrastructure and installation of a new electrical substation.
Coulson Building Group was appointed as the principal contractor to deliver the full refurbishment of the Grade II listed student accommodation at 12 & 12a Madingley Road for St John’s College. The project involved a complete internal strip-out and reconfiguration of the layout to create nine high-quality student flats. Significant thermal upgrades were carried out to all external walls, floors, and roofs, complemented by the installation of highly efficient Air Handling Units (AHUs) and Air Source Heat Pumps (ASHPs) to provide sustainable heating and cooling solutions.
Externally, the buildings underwent extensive restoration, including brickwork and window repairs, full redecoration, and reroofing of both properties under temporary roof structures to ensure weather protection during works. A key element of the project was the installation of a new electrical substation and supply to replace the existing gas infrastructure, supporting the transition to an all-electric system.
Our in-house MEP team managed and delivered the complex mechanical and electrical installations throughout the historic structure, ensuring seamless integration with the building’s heritage features. The project was completed to an exceptional standard, with a high-quality finish and bespoke furniture fit-out, providing modern, energy-efficient accommodation while preserving the character of this listed property.
