Quantity Surveyor

the role

The Quantity Surveyor is an essential member of the commercial team, responsible for managing the financial and contractual aspects of construction projects. Reporting to the Commercial Manager, they play a key role in supporting the planning, cost control, and successful delivery of projects up to £15 million. Acting as a commercial lead for their designated schemes, the Quantity Surveyor ensures that all commercial activities are executed accurately, transparently, and in alignment with company policies and values - contributing to the delivery of high‑quality results on time and within budget.

Core Duties

  • Manage the day‑to‑day commercial administration of projects, ensuring accurate cost control, forecasting, and reporting.
  • Prepare, submit, and negotiate interim valuations, final accounts, and variations with clients and subcontractors.
  • Measure and value work in accordance with contractual terms, ensuring all commercial entitlements are protected.
  • Procure subcontractors, including preparing tender documentation, analysing returns, and administering subcontractor agreements.
  • Procure suppliers, including taking off materials, analysing quotes to demonstrate best value, and raising purchase orders.
  • Monitor and manage subcontractor accounts, including payment notices, pay‑less notices, and agreement of variations.
  • Conduct regular site visits to assess progress, validate costs, and support the wider project team.
  • Collaborate closely with Site Managers and Contract Managers to ensure commercial and operational alignment.
  • Maintain cost trackers, change logs, and commercial records to support accurate reporting and audit trails.
  • Analyse project risks, opportunities, and cost impacts, providing early warnings and mitigation strategies.
  • Carry out monthly CVRs, forecasts, and cashflow projections.
  • Review and verify dayworks, compensation events, and instruction‑driven changes.
  • Ensure all work complies with contract conditions, company procedures, and statutory requirements.
  • Contribute to short‑term and long‑term project planning from a commercial perspective.
  • Provide clear commercial advice to project teams, ensuring decisions support value, programme, and quality.
  • Engage in regular progress meetings, preparing reports and presenting commercial updates.
  • Support dispute resolution processes, including preparation of evidence, documentation, and contractual correspondence.
  • Mentor and support trainee and assistant Quantity Surveyors, promoting professional development within the team.

  • Any other duties reasonably required by the company should also be undertaken, with full regard for the department’s competitiveness, efficiency, and overall viability.

  • Deliver a “right first time, on time” service to clients.
  • Ensure all commercial activities comply with the Company’s Quality Management System.
  • Oversee procurement processes to ensure the supply chain meets Employer Requirements and contractual obligations.
  • Maintain accurate and up‑to‑date commercial documentation, including drawings, specifications, and contractual records.

Health, Safety & Environment

  • Adhere to the Company’s Health & Safety procedures and support compliance with CDM regulations from a commercial standpoint.
  • Engage with project teams to promote a positive safety culture.
  • Monitor and validate waste‑related costs, ensuring alignment with the Company’s Environmental and Waste Management Policies.
  • Escalate any health, safety, or wellbeing concerns to the Commercial Manager or relevant senior leadership.
  • Take reasonable care for personal health and safety and contribute to a safe working environment for colleagues and supply chain partners.

Programming

  • Provide commercial input into short‑term and long‑term programmes, ensuring cost, time and contractual impacts are fully understood.
  • Ensure procurement of the supply chain aligns with the requirements of the project programme.

Communication

  • Maintain strong and professional relationships with clients, consultants, subcontractors, and internal project teams.
  • Participate in subcontractor progress and coordination meetings, providing commercial updates and recording relevant actions.
  • Communicate clearly and proactively with site teams to ensure commercial alignment with daily and weekly activities.
  • Prepare and contribute to meeting minutes, ensuring accurate commercial and contractual information is captured.
  • Support and mentor graduates and undergraduates, ensuring full integration into site teams.Contribute to monthly progress reports

General skills and knowledge

1. Have a strong knowledge of JCT & NEC Contracts.
2. Strong and varied knowledge of methods of construction.
3. Varied knowledge of different project types / sectors.
4. Possess a high level of practical skill in the use of Microsoft Excel & Word.
5. Have a basic awareness and ability to use Microsoft Project.
6. Host and minute meetings.
7. Strong negotiation skills.
8. Understanding of project cost control.
9. Ability to foresee potential risk items within a project and manage them out.

experience & qualifications

  • Minimum 5 years’ experience working in a commercial role within the construction industry.
  • Proven track record managing the commercial delivery of projects between £1M–£10M.
  • Demonstrable experience administering subcontractor accounts and managing supply chain performance.
  • Experience across all phases of the project lifecycle, from tender through to final account.
  • Relevant degree qualification in Quantity Surveying is desirable but not essential.
  • CSCS card and other appropriate industry certifications.
  • Full UK driving licence.
